10. Putting Your Property On the Market "Just To See If It Will Sell."

Unless you "just want to see if it will fail," don't do it! If you're unsure about selling, wait.

9. Believing You Can't Make a Difference!

Sellers are responsible for at least one of out every 10 sales! Give everyone you know your property flyer. And for goodness sake, keep your house in move-in condition!

8. Not Giving the Sales Effort Enough Time.

If the price isn't right at the get go, your REALTOR is going to need time to make adjustments. Depending on the time of year or the location of the home, even at the right price, a home can take several months. Rest assured, there IS a buyer for every home at the right price.

7. Not Making the RIGHT Kind of Repairs.

DON'T make improvements to your home before you consult your agent! Your agent knows what buyers are looking for. He sees it every day!

6. Ignoring the Importance of that FIRST IMPRESSION.

No matter the price range, buyers are looking for their "dream home." Shaggy lawns, weeds, dirty and worn front doors, blown light bulbs, stains, dark rooms and bad smells blow a sale no matter how good your location. LITTLE THINGS MATTER! Keep your yard clean and your house spotless.

5. No Offers Doesn't Mean Your Agent Isn't Doing the Job

It means it's time to reevalute the price. The fact is that 80% of all buyers come from the Multiple Listing Service and your yard sign. If you have had little to no buyer activity, your price is significantly too high. If you have had buyer activity with no offers, your price is higher than the comparables. It is not uncommon to adjust prices every 10 days to ignite interest if the home was priced above the comparables from the get go.

4. Believing That Selling Property is Strictly Seasonal.

Hog wash. Homes sell all year! We've had some of our best years around Christmas. You just never know.

3. Not "Staging" Your Home

Staging is not decorating. Staging puts the buyer into your home and you out of it. Ask your agent for staging tips.

2. Lack of Access for Buyers to See Your Home

No one likes the idea of strangers looking through their home when they are not at home. The fact is, however, that the easier a home is to show, the better the odds are of getting the deal you want, and sooner.

1. PRICE

I know you love your home. But it is just not reasonable to believe that a buyer will come along and fall in love with your home and pay more for it than a comparable home down the street. Even if they do fall in love with your home, they will choose the better value and take all of your good ideas and use it in their new, less expensive home. Your REALTOR will provide you with comparables of what has recently SOLD near you to assure you that you are getting the fair market value for your home.
